residential shingles roof by Coquitlam Roofers

Roof Repair, Re-Roofing, and Roof Replacement:

We handle smaller issues such as fixing a single leak or replacing a few missing roof shingles and larger ones requiring re-roofing or roof replacement.

Roof Repair:

The most appropriate time to get a repair is when you only have minor damage to your roof, usually only covering a small section of a roof. We perform a repair by replacing the damaged material with new material. A common task we do is replace a shingle or two on a part of the roof that faced stormy weather.

If you still have shingles from a previous re-roof, they may not match the color of the shingles on your current roof. The reason for this mismatch is that shingles that are exposed to the external elements over time will start to change color. But if your roof repair is in an inconspicuous place where it’s hard to notice the mismatch, shingle replacement may still be a good way to go in order to save you the time, money, and aggravation of having to replace your whole roof!

You may ask yourself if you can simply patch only the specific damaged part(s) of your roof. The great news is… many times, you can! But it’s not such a simple matter. Give us a call and we’ll send over a team member to check out the exterior decking of your roof in addition to the attic in order to find out if a patch job will suffice.

If it is indeed possible for us to simply patch a specific portion of your roof, we’ll be sure to install shingles in a color that matches the color of the existing shingles. Otherwise, it won’t look very good.

Mismatched shingles, no matter how much of the roof they encompass, greatly affect the appearance of your roof, which has a big impact on the resale value of your home.

But please be aware:

Even if we find shingles in the exact same color as that of the shingles that were initially installed, there might not be an exact match. This is due to the fact that wear and tear and extreme weather cause the color of shingles to fade and discolor.

Re-roofing:

Re-roofing involves simply layering one set of new shingles over a set of existing shingles. Mind you, the re-roofing process can only be performed once, so you can’t do it if you already have two layers of roofing in place. The bottom line is: Re-roofing can be a much quicker and less expensive process than having to perform a full roof replacement because there is no tear off.

When to choose Re-roofing:

The most appropriate times to re-roof would be when your home’s roof is very old but is still in good condition overall and when you need to fix/repair your whole roof instead of just a segment of it.

There may be some minor leaks or damage there, but no soggy or missing shingles, major water damage, or large amounts of moss/mildew growth.

When NOT to choose Re-roofing:

Sometimes, there is unseen rot or sagging underneath the shingles so you don’t know for sure what the roof deck looks like! Therefore, you might not actually be completely fixing your roofing problem when you put a new layer of shingles on top of the old layers. You might just need to replace the whole roof. It’s best for us to have a look first before doing anything.

In addition, if only a specific part of your roof needs to be repaired, re-roofing can cause problems because you will create a section of the roof that is thicker than its surrounding areas.

You can only do Re-roofing when there is only one layer of shingles in place. If you decide to re-roof if there is more than one layer, you’re going to risk not being able to hammer the nails down deep enough to hold the newest layer in place. In addition, you might not notice all the problems because it’s hard to see what’s underneath multiple layers of shingles.

Roof Replacement:

A roof replacement involves first tearing off everything on the roof down to the deck and then installing new felt paper and shingles. The process can be done no matter how many layers of shingles are already on the roof. On the positive, roof replacement can be performed when re-roofing is not possible. On the negative, it can be more expensive due to the manpower involved.

When to do Roof Replacements:

When you need to fix something on the roof, the best time to do a Roof Replacement is when there is more than one layer of shingles on the roof or if you think there is more damage/problems with the roof deck.

If the shingles and roof are in terrible condition, we advise you to replace the whole roof because you’re going to take care of everything at once rather than having to do piecemeal cover-ups.

At the end of the day, as far as the long-term cost savings go, we’ll have to assess whether it’s better to re-roof your home’s roof or complete a whole roof replacement. Roof replacements obviously do last longer! Give us a call today at Coquitlam Roofers for a FREE no obligation quote.
